Powdersville is a census-designated place, not a town. It has no mayor, no town code and no ZIP code of its own: its land falls in the Easley, Piedmont and Greenville ZIPs, and Anderson County rules apply. It fills the county's northern corner, with I-85 along its southeast edge and the Saluda River, the Greenville County line, on the northeast. The name goes back to gunpowder, made and traded in the area, with a powder mill set up in 1859. It sits about 21 miles from our base in Anderson, the far side of the county from us.
The houses here are young. Census Reporter's ACS 2024 numbers show a median home built in 1998, with 47 percent built in 2000 or later, a third since 2010, and 75 percent of occupied homes lived in by their owners. Back in 2017 a local paper called the area's growth explosive as new subdivisions lined up before the county planning commission. Newer lots like these usually start out with builder shrubs, young trees and beds set into compacted clay, and that is where most of the yard work ends up.
Clemson Extension's planting guide explains why shrubs stall in this ground. In heavy clay, the sides of a planting hole can glaze like the inside of a terra cotta pot, so the walls should be roughed up, the hole dug two to five times wider than the root ball and no deeper, and in compacted soil the top of the root ball set 2 to 4 inches high. Fall is the planting season Extension recommends for shrubs in South Carolina. Mulch goes 2 to 3 inches deep and stays 2 to 3 inches off the stems, never piled against a trunk.
Federal storm reports follow the subdivision streets: large limbs down on Raven Wood Circle in July 2015, a tree that damaged a deck and pool on Blue Forest Lane in April 2017, trees down around Anderson Road and River Road at Highway 153 in June 2020, and a tree on Old Pendleton Road in February 2024. The river edge floods too. Homes on Lakeview Drive took water in February 2020, and in September 2024 Helene flooded homes on Lakeview Drive, Birch River Road and River Road on the Anderson County side.

Often it is the clay. Clemson Extension notes that in heavy clay the sides of a planting hole can glaze over and hold roots in, and that in compacted soil the root ball should sit 2 to 4 inches above the surrounding soil. Replanting in a wider hole with roughed-up sides helps, and Extension recommends fall as the time to plant shrubs in South Carolina.
Anderson County. Powdersville is unincorporated, so there is no town code. The county's code enforcement office takes tall grass complaints under its ordinance on weed height, and since January 1, 2023 the county has enforced the 2021 International Property Maintenance Code. Keeping the grass cut on a set rotation leaves a neighbor no reason to file one.
Anderson County says household garbage in many areas is collected by private haulers, and the Powdersville Recycling center on Spearman Circle is listed for recyclables only. The county names its Slabtown center in Pendleton as the site that accepts yard debris. When a storm drops limbs too big for a cart, plan where they will go before the cleanup starts.
